The Real Estate Paralegal reports directly to the Manager of Real Estate and supports the Manager in implementing the company’s real estate policies and objectives. The Real Estate Paralegal will have a broad knowledge of real estate and legal documents, including easements and surveys, as well as knowledge of landlord-tenant matters. The Real Estate Paralegal will also have experience with complex title matters and property tax evaluation. The description below represents the general work that is required by the position, but does not reflect all work that will be needed.

Principal Responsibilities & Activities 

• Assists in the drafting of closing documents for water company acquisitions, purchases, and sales of real property.
• Assists in the drafting of regulatory applications in connection with the sale of real property.
• Manages cellular antenna leases on water storage tanks.
• Assists with the management of company’s portfolio of rental properties.
• Works with company’s utility services coordinator on the preparation and execution of developer water main extensions.
• Assists the company’s engineering and capital planning department with the acquisitions of easements for water mains, pump stations, and other infrastructure.
• Works with the company’s environmental management and watershed personnel to address and remedy property encroachments.
• Assists with the management of the company’s real estate property taxes, tax revaluations, and tax appeal matters.
• Prepares land use permits for temporary use of the company’s real property.
• Assists in the preparation of the department’s yearly operating and capital budgets, and assists Manager with department’s quarterly business plan review.
• Addresses questions and concerns from both outside and inside customers regarding the company’s real estate holdings and easements.
• Participates in community and industry affairs as appropriate.

Requirements

• Paralegal certificate, with a minimum of five (5) years relevant experience (Bachelor’s degree a plus);
• Excellent writing and communication skills;
• Proficient knowledge of Microsoft Office applications;
• GIS and SAP experience a plus; 
• Detail-oriented, problem solver with exceptional organizational skills able to work with a minimum amount of supervision;
• Able to stand for long periods and walk long distances, as outdoor site visits are necessary.
